Water damage to a house can occur in many ways. A violent force of nature, such as a flood or hurricane, home can damage even the most solidly built and well maintained home. In other situations, a water pipe or water heater may burst, or a sump pump may malfunction while you're away on vacation and do serious water damage to your home and possessions. So there's no way to predict exactly how a water-related emergency might occur. But, it's a constant possibility and fact-of-life for homeowners.
As always prevention of water damage to your property should be your first concern.
- Make sure all doors, windows, skylights, etc. have proper water seals in good condition.
- Inspect your plumbing, sinks and toilets for any signs of potential problems.
- Change AC filters often and check for signs of excessive condensation or ice forming.
- Make sure your washer drains properly.
- Check basement for any signs of water leakage.
- Clean gutters and drains, make sure rain waters drain away from the house.
Being prepared for a sudden water event before it occurs will be essential in returning your life back to normal as quickly as possible. Take pictures of each room to document the contents and save receipts for expensive purchases such as computers, video and stereo equipment, furniture. Store these items in a safe location, such as safe deposit box at the bank or firebox in your house. Know where the shut-off valves are to the toilets, sinks, washing machine and other sources of water in your home.
If your property has sustained water damage, there are a number of steps you should take to prevent further damage to property and restoration of it to pre-loss condition. Identify the source of water and eliminate it. Speed counts! If it's a pipe leak, shut off water. Cover the way water is entering into your house if the source is outside. Smaller the amount of water that enters your house, less water damage it will cause. After you have stopped water from entering house - look around. Determine whether the house is structurally safe to enter or live in. If you cannot be certain the building is safe, make immediate arrangements for shelter or alternate lodging. Call your insurance claims office and inform them what has happened. You will be given an all-essential claim number. Keep it handy.
- Take pictures of damage. Take lots of pictures.
- Document all visible damage before you start cleanup or hire water restoration company.
- Keep all receipts, document expenses and work done to restore water damaged property.
- If you are hiring water damage restoration company, make sure you select a reputable business that is licensed and insured.
- Make sure you are not only dealing with visible effects of water damage but also hidden ones. Ensure there's no trapped moisture below floors or inside the walls.
- Make sure there's no Mold! Some molds can be toxic and cause serious harm to your health if you are exposed to them. If necessary do mold testing.
